Buyers leave the estate website to work it out alone — comparing builders, hunting floor plans, interpreting covenants, trying to judge whether their home even fits the block. Weeks pass. Momentum fades. Some walk; others enquire before they're ready.
For the estate, that's slow sell-through, a sales team answering the same questions on repeat, and builders quoting in the dark. The problem isn't demand. It's uncertainty.
LotCheck sits on the estate's website, branded as theirs.
A buyer opens an interactive map, picks a lot, says what they want — bedrooms, bathrooms, cars, size — and sees compatible builder floor plans placed on that actual block, with real setback dimensions and buildable area. When they enquire, the full context travels with them: preferred lots, shortlisted designs, budget, timeline.
The first conversation starts near a decision, not at the beginning.
Deployed on Azure and run end-to-end on a real estate's data — automated lot-geometry derivation, buildable-envelope computation, rule-based floor-plan matching, interactive mapping. Not a prototype.
Paid from the estate's existing sales-commission budget — LotCheck lifts sell-through across all lots, so it pays for itself from money already being spent to move land.
No monthly fee required for the model to work.
The fee-on-sale model is, to our knowledge, nationally uncontested — no direct competitor charges on land-sale execution.
The deeper moat is data: LotCheck owns real lot geometry, buildable envelopes, planning rules, and a growing catalogue of builder floor plans matched to real blocks — the structured, geocoded foundation that property AI actually needs.
LotCheck is AI-enabled with a data moat — not an AI wrapper. The spatial engine already built is the enabler.

The platform is built, deployed, and demonstrated end-to-end on a real estate's data. LotCheck is pre-revenue by design — foundation-estate agreements are being secured now, with a pipeline including a warm-intro estate of more than 1,200 active lots plus two further estates, and intent to include a high-volume showcase estate.
Our Participation Agreement, LOI, Confidentiality Deed and privacy policy are legally reviewed. First billable revenue follows each estate's three-month pilot.
This raise is deliberately timed just before signed LOIs re-rate the company — early investors enter ahead of that inflection.
LotCheck's value to an acquirer is strategic control of an uncontested fee-on-sale position, ownership of buyer-intent and lot-fit data no one else holds, and the directory as an owned distribution layer — the profile a REA, Domain/CoStar, Archistar or major land syndicate acquires.
Proptech M&A is in a record cycle; the strategy is built around acquirability.
